BarcelonaYellow met up with Christina Beardsley and  Laurie Anglada from the property company Modus Vivendi In Barcelona. Together they have built a solid reputation as one of the top Barcelona Real Estate and lettings agencies.

Modus Vivendi is owned by partners Christina Beardsley, who is English and her business partner
Laurie Anglada from France.

Both are long term residents of Barcelona and combined have 17 years of experience living in different areas of Barcelona and working in relocation and real estate.

Today that experience coupled with a practical and friendly approach to the daunting task of moving to Barcelona; often mean that Christina’s clients are very grateful that they chose Christina and Laurie to help them.



Christina tells us a little more about herself and her background.


Christina: Prior to starting Modus Vivendi, I worked for several years relocating families and expats to Barcelona. I helped many families organise everything from finding a suitable home that is up to high expectations, to organising visits to schools or setting up a new account with a reputable bank.

I myself moved here as an expat in 1997 and I know how much work it really is moving to another country, finding schools for the children and generally just surviving the initial first few months.

My family and I have lived in various areas of Barcelona during our 12 years in Barcelona, so I think I can safely say that I know the moving and relocating process from A-Z – and beyond!

At Modus Vivendi we don’t offer full relocation services, but both Laurie and I are more than happy to share all our stored knowledge to clients looking for apartments in Barcelona without an extra charge to clients.

We can point you in the right direction, give you the short cuts, tell you about good schools and sports clubs and feed you endless top tips for newcomers to Barcelona!

Barcelona is quite diverse – there are many districts and suburbs – all with something a bit different to offer.

One of the most important aspects of our job is to make an early and accurate assessment of the areas of Barcelona that might be suitable for a client, and what you can realistically expect for your budget.


Which areas of Barcelona do you cover?

Christina: All of them – or should I say – all of the areas that we know that expats will be happy in. In order to cover a large area, we have built a large network of collaborating partner agents, so we can show our clients properties for rent and to buy in all districts of central Barcelona and in the popular outlying suburban housing zones such as Sant Cugat, La Floresta, Valldoreix and Mirasol.





Who would be a typical Modus Vivendi client?

Christina: We have a good mix of clients which are typically families relocating for work or other reasons, young professional persons or couples or business students at the many international business schools in Barcelona.

By now we have a good feeling for what property matches a client profile and can put together many visits to quality flats that suit their needs.

Laurie Anglada tells us a bit about herself.

Laurie: I am originally from St. Tropez in France, so I am of course very familiar with the Mediterranean way of life and I am fluent in French, Spanish and English.

I have been living in Barcelona for a few years now after completing my Masters degree in International Relations and Marketing and I am very happy here. Barcelona really gets in your blood.

Both my degree and my life here have helped me develop many contacts within the Barcelona community and have given me a deeper understanding of the legal and business processes.

I have also been through the obstacles and problems people can go through when arriving in a new country. And I feel that an important part of my job is to give back the kind of help that I once received from others when I was new in Barcelona.

I am happy to help people to tackle the language barrier and help them learn how to adapt to a different culture often with a completely different way of doing things.

Moving to Barcelona requires effort and patience, and I think many of our clients are relieved to have a professional guide you through a new process.




If you had to pick one thing that makes Modus Vivendi different?

Christina: It would be honesty. I know that honesty is not a word you often expect to see in the same sentence as the word Real Estate agent! But we really strive to work from a platform of truthfulness.

We always try to tell it how it really is and in straightforward terms. We openly advise all our clients of all the possible pitfalls of the rental or sales market and we endeavour to negotiate the best deal and give the best advice to our clients.

I think that our strong commitment to honesty is what built our reputation and what makes us stand out in a profession that generally has a reputation for fast talking.

I know you asked for one thing, but our clients will confirm that we are also organized, professional and trustworthy and that even after a contract has been signed we are still on the end of the telephone to assist where we can!
